The Good and Bad News for Home Sales in 2012

The number of homes sold in University City is up compared to the previous year, but the average sold price did not follow.

The number of single family homes sold in 2012 in University City has increased by 14% but the average price for homes has decreased by 4%.  I would expect now that the volume of sale has increased we will see home prices stabalize in 2013.

Homes Sold $250,000 and above in University City.

Year # Homes Sold Average Price Per Sq Ft Average Sold Price 2012 162 $163 $384,000 2011 142 $165 $400,000
